Water Tank Size Guide for UAE Homes and Buildings — What Size Do You Need?

The Most Common Water Tank Buying Mistake in the UAE

Buying a water tank that is too small. It happens constantly — a homeowner installs a 1,000-liter tank for a family of six, and within two days of any supply interruption, they run dry. Or a new building chooses tanks based on price rather than capacity, and the building fails its handover inspection because storage does not meet Dubai Municipality’s minimum one-day supply requirement.

Choosing the right water tank size is not complicated — but it requires understanding a simple formula and knowing the usage figures that apply to your building type.

This guide gives you both.

The Basic Sizing Formula

The fundamental calculation for water tank sizing is:

Tank Capacity = Daily Water Consumption × Number of Days Storage Required

In the UAE, the standard is to store a minimum of one full day’s supply. For added resilience — especially in areas where supply interruptions are possible — many advisors recommend two to three days’ storage.

Daily Water Consumption Figures for UAE Buildings

Residential

OccupantsDaily Consumption1-Day Tank2-Day Tank
1–2 people400–500 liters500L1,000L
3–4 people600–800 liters1,000L2,000L
5–6 people900–1,200 liters1,000–2,000L2,000–3,000L
7–10 people1,400–2,000 liters2,000L4,000–5,000L
Villa with gardenAdd 500–2,000 liters/day for irrigation

The UAE municipality standard is 200–250 liters per person per day for residential use. This accounts for drinking, cooking, bathing, toilet flushing, and light cleaning.

Apartment Buildings

Building SizeEstimated Daily DemandRecommended Storage
10 apartments (avg 4 people)8,000–10,000 liters10,000L
20 apartments16,000–20,000 liters20,000L
50 apartments40,000–50,000 liters50,000L (split across multiple tanks)

Commercial Buildings

Retail / Mall20 liters per m² per dayVaries significantly by type
Hotel (budget/midscale)300–400 liters per room per dayIncludes laundry, kitchen, cooling
Hotel (luxury)500–800 liters per room per day
Restaurant70–100 liters per seat per day
Hospital450–500 liters per bed per dayIncluding all clinical uses
School75 liters per student per day
Mosque50 liters per worshipper per day

Roof Tank vs. Underground Tank — Which Should You Choose?

Both are common in the UAE. The right choice depends on your building type, plot, and water pressure requirements.

Roof (Elevated) Tanks

How they work: Water pumped from municipal supply or a ground-level holding tank up to a rooftop tank. Gravity then distributes water to all floors below.

Advantages:

  • No pump required for distribution — gravity does the work
  • Consistent water pressure to all floors (depends on height of tank above taps)
  • Simpler plumbing system
  • Lower ongoing energy cost

Disadvantages:

  • Exposed to direct sun — water heats up significantly in UAE summer
  • Additional structural load on roof
  • Harder to access for cleaning and maintenance
  • Temperature-related water quality concerns (see Article 4)

Best for: Villas, low-rise residential buildings (up to 5–6 floors), simple commercial buildings

Underground Tanks

How they work: Tank buried below ground level. Water stored cool and distributed via pump to the building above.

Advantages:

  • Water stays significantly cooler — better quality in UAE heat
  • No structural roof loading
  • Hidden from sight
  • Larger capacities more easily accommodated
  • Longer tank lifespan due to UV protection

Disadvantages:

  • Requires a pump for distribution (energy cost, maintenance)
  • More complex installation
  • Must be specifically designed for below-ground use (structural requirements differ)
  • Access for cleaning requires careful design

Best for: Villas with garden space, large residential buildings, commercial properties, anywhere water quality in summer heat is a priority

Calculating the Right Tank for Your UAE Villa

Example: 5-bedroom villa, family of 7, with garden

  • Daily residential consumption: 7 × 250 = 1,750 liters
  • Garden irrigation (moderate): 1,000 liters per day
  • Total daily demand: 2,750 liters
  • 2-day storage target: 5,500 liters

Recommended tank size: 5,000–6,000 liters

A common choice for this profile would be two 3,000-liter tanks connected in series, giving 6,000 liters total capacity — flexibility in installation and redundancy if one tank needs servicing.

Calculating the Right Tank for a Residential Building

Example: 15-apartment building, average 4 residents per apartment

  • Total residents: 60 people
  • Daily consumption: 60 × 250 = 15,000 liters
  • 1-day storage (minimum): 15,000 liters
  • 2-day storage (recommended): 30,000 liters

Recommended: Two 10,000-liter tanks or one 20,000-liter split tank system

For apartment buildings, splitting capacity across two or more tanks allows you to clean one tank without cutting water supply to the building — an important practical consideration.

Don’t Forget These Additional Factors

Peak Demand

Average daily consumption is not the same as peak demand. Morning and evening usage spikes can be 3–4 times the average hourly rate. Your tank must be able to absorb these peaks. If your tank is already at minimum daily capacity, a peak demand period can drain it before the day ends.

Supply Interruption Risk

If your area experiences occasional supply interruptions — planned maintenance, pressure drops, emergency works — increase your storage target to 2–3 days rather than 1 day.

Fire Fighting Reserve

Some UAE municipality requirements and building codes require a separate dedicated water reserve for fire fighting purposes. This is typically a separate underground tank or designated section of a large tank, ranging from 5,000 to 50,000 liters depending on building type and floor count. Do not include this volume in your domestic supply calculation — it must remain untouched.

Future Expansion

If you are building a new villa or development and anticipate additional occupants, extend the calculation. Installing a larger tank now is far cheaper than retrofitting a second tank later.
